Two Portland Kitchens, Start to Finish

Both photographed as they happened. Ashcreek is a full before-and-after with a slider you can drag. The Whitford kitchen is one room of a whole-house remodel on the Tigard side of Beaverton — it lives on that project’s page, alongside the bathroom the page is named for.

Kitchen Renovation Details You Won’t Find in a Catalog

Anyone can install cabinets. What sets a K&H kitchen renovation apart is the custom work — the pieces we design and build for your home specifically.

Custom Statement Pieces

A range hood no neighbor will ever have

This fluted white-oak hood was designed for this kitchen and built by hand — paired with sage-green cabinetry, brass hardware, and a pro-grade range. When you want your kitchen to have a centerpiece, we build it, not buy it.

Islands & Layout

Islands that anchor the whole main floor

We opened this kitchen up and built an island the entire family fits around — seating for six, storage underneath, and a quartz top that handles homework, holidays, and everything between. Layout is where a kitchen remodel earns its money; we design yours around how you actually live.

Craftsmanship Up Close

Finish work that survives a close look

Penny tile laid straight floor to ceiling. Floating shelves level to the millimeter. Brass fixtures centered on the sink. The difference between “fine” and “flawless” is the crew — ours sweats these details on every kitchen renovation, because this is the stuff you look at every single day.

Budget Ranges From Our Recent Portland Kitchens

Most full kitchen remodels in Portland land between $45,000 and $95,000, depending on cabinetry, materials, and whether the layout changes. Smaller refreshes cost less; custom and structural projects cost more. Here’s how we see budgets actually break out across the projects we build:

  • Kitchen refresh — roughly $20,000–$45,000. Same layout: new countertops, backsplash, paint, lighting, hardware, and sometimes cabinet refacing. The biggest visual change per dollar.
  • Full kitchen remodel — roughly $45,000–$95,000. New cabinets, counters, flooring, lighting, and fixtures, with plumbing and electrical updates, in the existing footprint.
  • Custom or structural remodel — $95,000+. Wall removals, layout changes, custom cabinetry and built-ins, premium appliances and surfaces.

The single biggest line item in almost every kitchen? Cabinetry — typically 30–40% of the budget — followed by labor and countertops. That’s why we quote every kitchen individually, with an itemized estimate that shows exactly where each dollar goes. No allowances games, no surprise change orders. For the full line-item math, read our guide to how much a kitchen remodel costs in Portland.

After We’re Done: Our Workmanship Warranty, in Plain English

Every K&H project comes with a one-year warranty on our labor and the materials we installed. The clock starts after the final walkthrough, once the punch-list items are done. If something we built turns out to have a defect in the materials or the workmanship, tell us in writing within that year and we’ll repair or replace it at our expense — within 30 days of hearing from you.

  • ✓ Covers our work, done to the plans, specifications, change orders, and building code — and the materials we installed
  • ✓ Doesn’t cover normal wear and tear, natural disasters, later changes to the structure or grading by the owner, or damage from neglect
  • ✓ To request service, email the owner who managed your project or renovate@kandhco.com with what you’re seeing and a photo — that counts as written notice

One of our owners manages every project and is your point of contact from the first visit through the warranty year. This is the plain-English version of the limited express warranty in your contract; the signed contract holds the full terms, and it’s the one warranty we give in place of any implied ones.

Portland Kitchen Remodeling FAQ

What does a kitchen remodel cost in Portland?

From our own recent projects: a refresh that keeps the cabinets runs roughly $20,000–$45,000, a full remodel in the existing footprint $45,000–$95,000, and custom or structural work $95,000 and up. Cabinetry is the biggest line, usually 30–40% of the total. For the line-item breakdown, the budget tiers, and what each one actually buys, read our guide to how much a kitchen remodel costs in Portland. Every project gets a free, itemized estimate.

How long does a kitchen remodel take?

Construction typically takes 4–8 weeks for a full kitchen remodel, plus 1–3 weeks up front for design, materials, and permits. A typical kitchen permit is approved in 1–2 weeks; if the plan removes a wall or changes structure, allow 3–4 weeks. A cosmetic refresh can be done in 2–3 weeks. You’ll get a realistic timeline in your estimate — and we respect it.

Do I need permits for a kitchen remodel in Portland, and what do they cost?

If plumbing, electrical, or structural work is involved — usually yes. Portland permit costs typically run a few hundred to a couple thousand dollars depending on scope. We handle the entire permitting process with the City of Portland as part of your project, including inspections.

Can we stay in our home during the remodel?

Most families do. We contain dust, keep a clean site, and can help you plan a temporary kitchen setup so day-to-day life keeps working.

Can you build custom pieces like the hoods and islands in these photos?

Yes — that’s our favorite part. Custom range hoods, islands, floating shelves, and built-ins are designed for your kitchen and built by our crew.

What is the new kitchen trend for 2026?

In the Portland kitchens we’re building in 2026, three things keep coming up: two-tone cabinetry (white shaker uppers over a deep teal, slate, or navy island and lowers), statement range hoods built to fit the room, and larger islands that anchor an opened-up main floor. Under-cabinet lighting, quartz countertops, and handmade tile backsplashes round out most projects. Trends are a starting point, not the plan — we design for how your family actually uses the kitchen, so it still looks right in ten years.

What’s the best time of year to remodel a kitchen in Portland?

Any season works — a kitchen remodel is indoor work, and Portland’s rain doesn’t slow it down. What changes with the season is scheduling: spring and summer are the busiest months for Portland remodelers, so a fall or winter start often means a shorter wait for a crew and a finished kitchen before the holidays. Whatever the season, allow 1–3 weeks for design, selections, and City of Portland permits before construction, then 4–8 weeks of build for a full remodel.

Which areas do you serve?

All of Portland — NE, SE, SW, and North Portland — plus Beaverton, Tigard, Lake Oswego, Milwaukie, Gresham, Happy Valley, Hillsboro, and West Linn.

Do you warranty your work?

Yes — one year on our labor and the materials we installed, starting after the final walkthrough once the punch list is done. Report a defect in writing and we repair or replace it at our expense within 30 days.

What if something goes wrong after the project is finished?

Email the owner who managed your project, or renovate@kandhco.com, with what you’re seeing and a photo. If it’s a defect in our materials or workmanship inside the first year, we fix it — no charge.

What isn’t covered by the warranty?

Normal wear and tear, natural disasters, later changes to the structure or grading by the owner, and damage from neglect. The full terms are in your contract.

Do you work with insurance claims?

Yes. We rebuild kitchens, bathrooms, basements, and structure after water, fire, and storm damage once mitigation is done, give you an itemized estimate your adjuster can read, and bill you from the claim funds. Details on our insurance rebuild page.
