Southwest Portland is the side of town where the sidewalks give up and the firs take over — and we’ve been remodeling under those firs for years. Hillsdale, Multnomah Village, Burlingame, Hayhurst, Vermont Hills, Crestwood, Maplewood, Ashcreek, Bridlemile, John’s Landing: mostly mid-century ranches and split-levels on sloped lots, with a seam of older houses from the ’20s through the ’40s near the village centers. Good bones, quiet streets — and kitchens, bathrooms, and basements running a few decades behind the rest of the house. That last part is where we come in.

Remodeling on this side of town has its own patterns. Sloped lots put half the house downhill, mid-century floor plans wall the kitchen off from the view, and the shade that makes these streets beautiful keeps the siding wet half the year. We plan for all of it.

Do you work past the city line — West Slope, Raleigh Hills, Garden Home?

Yes. The ridge west of Sylvan is unincorporated Washington County — different permit office, same crew. Our West Slope master bath sits right on that line, and we work Beaverton and Tigard besides.

Can you add a bathroom to a daylight basement?

It’s some of our favorite work. The Maplewood basement bathroom on this site — glazed green tile, steam shower, walnut vanity — started as unused square footage under a SW Portland house. Basement plumbing takes planning and sometimes a saw to the slab; we tell you which before you commit to anything.

Our house is from the ’50s. What should we expect when walls open?

The estimate walks the risky spots first — the panel, the supply lines, the downhill corner of the crawlspace — so the price already accounts for the likely ones. Anything genuinely unexpected gets written up as a change option you approve before work continues. Nobody gets a surprise bill.

Do you take on whole-house remodels out here?

Yes — sometimes one room turns out to be the first domino. The Whitford ranch, just across the county line near Tigard, was a bathroom remodel that grew into a whole-house update — kitchen, new windows, the K&H sign out front all summer.
